Flat Roof Flashing Repair
Flashing failures cause the large majority of flat roof leaks. We repair parapet caps, termination bars, counter-flashing, and chimney and skylight transitions.
Where Flashing Fails
A termination bar holds the roofing membrane against a parapet wall, usually sealed with caulking. When that caulking dries out and cracks — which it will, eventually — water gets funneled directly behind the bar and into the wall assembly instead of running off the roof.
Counter-flashing at chimneys and walls should be set into a cut groove in the masonry. When that groove seal fails, or someone’s caulked over the flashing instead of resealing the groove itself, water runs down behind it.

Why Caulk Alone Doesn’t Fix It
Caulking over a flashing gap looks like a fix, but caulk isn’t designed to be a standalone waterproofing layer on a roof — it dries out and cracks within a season or two. A proper flashing repair reseals the actual transition, often with a fleece-reinforced sealant system, not just a bead of caulk over the visible gap.
