How Long Does a Flat Roof Actually Last?

It depends heavily on material, installation quality, and climate exposure — not a single fixed number.

Modified bitumen and built-up roofs commonly last 15-20+ years when properly maintained. EPDM can run similar or longer. TPO and PVC single-ply systems are newer technologies but generally rated for comparable or longer service life when correctly installed and seamed.

The bigger factor than material is often installation quality and maintenance. A well-installed roof with annual inspections and prompt small repairs regularly outlasts a poorly installed roof of a supposedly longer-rated material. Berkeley’s fog belt and winter rain add their own wear pattern on top of whatever the material’s baseline is.
