EPDM vs TPO vs PVC vs Modified Bitumen
Four common flat roof materials, how they perform in Berkeley’s fog-and-winter-rain climate, and how each one actually gets repaired.
Modified Bitumen & Built-Up (Tar)
The most common material on older Berkeley flatlands homes and additions — torch-applied or hot-mopped in layers, with a cap sheet on top. Repairable with heat-welding or mastic-and-fabric patches when damage is localized. Persistent fog west of San Pablo Avenue can keep these older membranes damp longer, which can accelerate wear over time.
EPDM (Rubber)
A single-ply rubber membrane, common on additions and mid-century homes. Flexible and durable, but its seams are adhered rather than welded, which is where most EPDM leaks originate. It should never be layered directly over a torch-down roof without proper transition detailing — a mismatch we see fairly often on multi-patched roofs.
TPO & PVC
Heat-welded single-ply membranes, most common on commercial and multifamily buildings near campus and in West Berkeley. Reflective, energy-efficient, and generally compliant with California’s Title 24 cool-roof standards for low-slope re-covers. Because seams are welded rather than glued, they tend to be more reliable long-term than EPDM seams.
