What Is a Reasonable Cost to Replace a Flat Roof?

Replacement pricing swings more than repair pricing does, because so much depends on square footage, material, and what’s underneath.

Replacement cost is driven by square footage first, then material choice, then what condition the decking is in once the old membrane comes off. A roof that looks fine from above can reveal wet or rotted decking once torn open — and that adds real cost that no contractor can predict without opening it up.

Getting quotes from more than one contractor is worth doing, but compare like for like: same material, same scope, same warranty terms. A number that’s dramatically lower than everyone else’s is usually missing something, not a better deal.
