Replacement cost is driven by square footage first, then material choice, then what condition the decking is in once the old membrane comes off. A roof that looks fine from above can reveal wet or rotted decking once torn open — and that adds real cost that no contractor can predict without opening it up.
Getting quotes from more than one contractor is worth doing, but compare like for like: same material, same scope, same warranty terms. A number that’s dramatically lower than everyone else’s is usually missing something, not a better deal.
