A big gap between quotes usually means the two contractors are proposing genuinely different scopes of work — not just different prices for the same job.

One contractor might be quoting a full membrane replacement while another is quoting a targeted repair of the actual defect — both technically valid approaches to the same leak, but very different price points. A low quote might also be missing something (permit costs, decking repair) that shows up later as a change order.

The way to compare fairly is to ask each contractor exactly what they found wrong and exactly what their price includes — not just the bottom-line number.
