A few honest signals that a roof is closer to replacement territory than another patch.

Widespread cracking or blistering across the whole surface — not just one spot — is a strong signal. So is a roof that’s already been patched multiple times in the same area, which usually means the underlying material has reached the end of its useful flexibility rather than having one-off defects.

Soft or spongy decking underneath, discovered during inspection, is often the deciding factor: repairing the membrane over compromised decking is a short-term fix at best. If you’re seeing more than one of these signs together, it’s worth having an honest repair-vs-replace conversation rather than committing to another round of patching.
