Flat Roof Leaking Only at the Joins? Here’s Why
Where a flat roof meets a wall, another roof section, or a different building material, that seam is doing the hardest work on the whole roof.
A join between a flat roof and an adjoining structure isn’t just a flat membrane — it needs flashing that bridges two different building elements, often two different materials expanding and contracting at different rates. That’s inherently more failure-prone than the open field of the roof.
The fix isn’t more caulk. A proper repair at a join reseals the actual transition with a system designed for that movement, not a bead of sealant that will crack again within a season.
