What’s Actually Inside a Modified Bitumen Roof System?
A layered system, not a single sheet — understanding the layers helps explain how repairs actually work.
A typical modified bitumen system includes a base sheet attached to the deck, sometimes an intermediate ply, and a cap sheet on top that provides the final weatherproof surface and often a granulated, UV-resistant finish. Older Berkeley roofs frequently use this built-up, torch-applied or hot-mopped approach.
Understanding these layers matters for repair: a surface-level patch on the cap sheet won’t fix a failure at the base sheet or deck level, which is part of why proper diagnosis matters more than just sealing whatever’s visible.
