Flat Roof Leak Near a Vent Pipe: A Quick, Common Fix
Plumbing and exhaust vent pipes are small penetrations, but their rubber boot seals degrade faster than the surrounding roof.
The rubber or neoprene collar around a vent pipe is exposed to more direct UV and thermal cycling than the flat membrane around it, so it tends to crack and fail before the rest of the roof shows its age. This is one of the more straightforward leak sources to both diagnose and repair.
A proper fix reseals or replaces the boot and its integration with the surrounding membrane — not just a bead of caulk around the pipe, which tends to fail again within a season.
