A proper inspection checks every flashing detail (parapets, chimneys, skylights, vents), every penetration, the drainage system, and the overall membrane condition — looking specifically for prior patch quality, cracking, and blistering. It should result in a written report with photos, not just a verbal “looks okay.”

For a roof with a history of leaks or multiple past repairs, an inspection may also include a targeted grid search across suspect areas rather than just a general walk-through, since these roofs often have more than one weak point.
